Research into the Private Rented Sector


The rise of the private rented sector on the policy agenda has led to a much-needed increase in research into the sector. UNITE Group is at the heart of this activity. Here’s a snapshot of recent output:

The future of the private rented sector, Centre for Cities/The Smith Institute

 

UNITE Group sponsored a monograph on the future of the private rented housing sector. The monograph, produced in association with the Centre for Cities and The Smith Institute, is focused on addressing the major challenges facing landlords large and small.

GLA / BPF report

The British Property Federation (BPF) and the Greater London Authority (GLA) commissioned a report outlining how a new planning definition for large-scale “rental” could reduce house prices, increase housing investment and deliver new homes from branded rental providers. The ultimate aim is to encourage funding from institutional investors, which could boost the development of a professional rented sector offering branded rented accommodation including decent family homes and long-term tenancies, all professionally managed like an office block.

 

Commenting on the report, Jagdeep Bhogal, Regional Design and Planning Director in London for UNITE Group, said: "This report advocates a new planning definition which would clearly define the professional rented sector and make it a more attractive investment opportunity. Parallels exist within the student accommodation market, such as UNITE Group, where investors have acknowledged the resilience of the market, the professional management structures in place and the growth in long-term rental returns."

Government review of Private Rented Sector

 

A review to improve the private rented sector was announced by the UK’s Housing and Planning Minister on 23rd January, 2008.

 

The review will examine how the increase of buy-to-let accommodation and student tenants has affected the private rented sector. It will also examine the impact of demographic and social change on future demand and supply in the sector.

 

UNITE Group’s objective is to increase the supply of new, purpose built and serviced housing stock for those who choose to rent as a lifestyle choice. UNITE Group’s submission to the review is attached:
