Summary of key student accommodation market characteristics:

 

  • There are approximately 2.4 million students in the UK (source: HESA 2008/09)
    • 1.5 million are full-time students, 2.3% p/a growth over last 3 years (source: HESA 2008/09)
  • Student applications are up 11.6% for the 2010/11 academic year (source: UCAS, July 2010)
  • With a preference for modern, secure and well located accommodation, the key growth segments are (source HESA):
    • International students (7% p/a growth over 3 years to 2008/09)
    • Post-graduate students (4% p/a growth over 3 years to 2008/09)

 

The Browne Review into the funding of Higher Education was published in October and recommended a lifting of the current cap on tuition fees with the level of interest on loans related to future earnings.  The package of recommendations was broadly in line with our expectations and we remain confident that our accommodation will remain robust in the coming years. 

 

Continuing lack of quality accommodation supply:

 

  • University provision only accommodates approximately 27% of students living away from home
  • Private landlords are constrained by the UK’s housing shortage and must adhere to more stringent standards and a licensing regime under the 2004 Housing Act
